Heath, TX Homes for Sale: Upscale Living Near Rockwall

If you love the Rockwall and Lake Ray Hubbard lifestyle but want more privacy, larger lots and a more estate-oriented feel, Heath, Texas deserves to be at the top of your list.

Heath sits immediately south of Rockwall along the shores of Lake Ray Hubbard, but the two markets can feel very different.

Rockwall gives buyers a wider range of traditional suburban neighborhoods, shopping and price points.

Heath leans more toward:

larger homes + lower-density neighborhoods + golf + lake access + luxury new construction + estate properties.

And the pricing reflects that difference.

For the three months ending June 2026, Heath’s median home sale price was approximately $750,000, compared with about $490,000 in Rockwall proper.

So when someone tells me:

“Lorene, I like Rockwall, but I want something a little more private and upscale.”

Heath is usually one of the first places I want them to see.

How Much Does It Cost to Buy a Home in Heath?

Heath is firmly a move-up and luxury market, but that doesn’t mean every property costs $1 million.

Realtor.com’s June 2026 market data showed a median listing price of approximately $750,000 and a median sold price of roughly $809,000. Redfin’s three-month median sale price was just under $750,000.

The range is still wide.

Depending on the exact neighborhood, age, lot and home style, buyers may see:

  • $400,000s–$600,000s: smaller homes, villa-style options, older properties and certain newer-construction opportunities
  • $600,000s–$900,000s: a substantial portion of Heath’s traditional move-up and luxury market
  • $900,000–$1.5 million+: larger homes, premium subdivisions, golf-course properties, custom construction and estate-size lots
  • $1.5 million–$3 million+: select waterfront estates, newer custom homes and exceptional lake properties

Those are starting points, not fixed boundaries.

Recent Heath sales show exactly why averages can be misleading. August 2026 transactions have ranged from roughly $500,000 for smaller properties to nearly $1.9 million for a 6,000-square-foot home on Blue Heron Lane.

Heath is not a neighborhood where I would value a property using citywide price-per-square-foot alone.

The lot, street, water access, view, age, construction quality and neighborhood can make an enormous difference.

What Makes Heath Different From Rockwall?

The easiest way I can explain it is this:

Rockwall feels more suburban. Heath feels more residential and estate-oriented.

That’s intentional.

Heath’s 2025 Comprehensive Plan describes the city as “Rural by Design” and documents a low-density development pattern. Its future land-use plan includes significant areas intended for estate housing, including rural-estate areas with minimum three-acre lots and medium-density areas designed around minimum one-acre lots.

That doesn’t mean every Heath house sits on an acre.

It absolutely doesn’t.

But it helps explain why parts of Heath feel more open and less densely developed than neighboring suburbs.

The city itself describes Heath as a residential community along Lake Ray Hubbard where rolling hills, lake views, distinctive homes and outdoor recreation are central to the lifestyle.

So if your priority is:

“Give me more space between me and my neighbor,”

Heath may fit you better than some of the denser new-construction communities elsewhere in DFW.

Buffalo Creek: One of Heath’s Signature Luxury Areas

If you’re researching Heath luxury homes, Buffalo Creek is one of the first names you need to know.

This established golf-course community is centered around Buffalo Creek Golf Club, located along the eastern side of Lake Ray Hubbard. The club features a par-71 golf course, practice facilities and rolling terrain framed by mature trees.

Buffalo Creek’s pricing is noticeably above Heath’s overall median.

Realtor.com’s May 2026 neighborhood data showed a median Buffalo Creek listing price of approximately $950,000.

But individual homes can still vary significantly.

You may see properties closer to the $600,000s and $700,000s in certain sections, while larger renovated homes, golf-course locations and premium estates can push well above $1 million. Recent Buffalo Creek-area property data has included homes from roughly the $600,000s into the $900,000s and beyond.

Streets Buyers May Hear About

In and around Buffalo Creek, names such as:

  • Country Club Drive
  • Kings Pass
  • White Buffalo Lane
  • Twilight Point

come up frequently in the luxury-home conversation. Current and recent property records show substantial homes throughout these streets and surrounding Buffalo Creek sections.

If golf is part of your lifestyle, tell me early.

Being able to look out over the course may matter more to you than having a direct lake view.

And we’re going to value those locations differently.

Heath Golf & Yacht Club: Resort-Style New Construction

Then there is Heath Golf & Yacht Club, which gives buyers a very different version of Heath luxury.

This is a large lakefront master-planned community designed around Lake Ray Hubbard, golf and resort-style amenities.

The community describes itself as approximately 787 acres with plans for roughly 1,200 homes. Amenities include a lakefront clubhouse, resort-style pool, fitness center, tennis, trails, golf and guest boat slips.

This is where I would take a buyer who tells me:

“I want Heath, but I don’t necessarily want an older custom estate. I want newer construction and amenities.”

Current builder offerings show a wide spectrum of new-construction pricing.

Depending on the builder and product type, recent offerings have included:

  • Villa-style homes beginning around the $400,000s
  • Larger single-family options beginning around the upper $500,000s and $600,000s
  • Luxury builder plans beginning around the $700,000s and $800,000s
  • Larger homes and premium lots moving into seven figures.

That’s important because saying:

“Heath Golf & Yacht Club”

doesn’t tell me enough about the house.

You may be comparing completely different:

builders + lot sizes + sections + home sizes + price points.

Buying New Construction in Heath

Heath has enough luxury new construction that buyers need to be strategic.

Do not walk into the first model home, fall in love with the kitchen and assume every builder offering is comparable.

I want us comparing:

  • Builder reputation
  • Base price
  • Structural upgrades
  • Design-center upgrades
  • Lot premiums
  • Incentives
  • Interest-rate incentives
  • HOA fees
  • Community amenities
  • Future phases
  • Nearby construction
  • Resale competition
  • Inspection results

And yes:

I recommend inspections on new construction too.

A million-dollar new house is still built by humans.

New construction means different due diligence.

It does not mean no due diligence.

What About Larger Lots?

This is one of the biggest reasons buyers choose Heath.

The city’s planning philosophy intentionally preserves areas for low-density and estate residential development. Heath’s current Comprehensive Plan identifies significant land for rural-estate and one-acre residential uses.

Depending on the neighborhood, that can give buyers opportunities for:

  • Larger yards
  • Pools
  • Outdoor kitchens
  • Detached garages
  • Circular drives
  • More privacy
  • Space between neighbors
  • Extensive landscaping
  • Custom-home possibilities

But bigger lots come with bigger questions.

When I’m showing an estate property, I want us thinking about:

drainage + irrigation + tree care + fencing + landscaping + pool maintenance + septic systems where applicable + future improvement restrictions.

That beautiful acre is part of what you’re paying for.

It will also need to be maintained after closing.

Luxury buyers need to understand both sides.

Lake Ray Hubbard Without Living in Rockwall Proper

The lake is still a huge part of the Heath lifestyle.

The City of Heath sits along Lake Ray Hubbard, and the city actively promotes its identity as an outdoor and lakeside community.

But here’s something I always want buyers to understand:

Lakefront, lake view and near the lake are not the same thing.

A Heath property may be:

  • Direct waterfront
  • Waterfront with a dock
  • Lake-view only
  • Within a lakefront master-planned community
  • Near a marina
  • A few minutes from public boat access
  • Nowhere near the shoreline but still within Heath

Those properties should not be priced or evaluated the same way.

If you want direct waterfront, we’re asking additional questions about shoreline condition, dock permissions, seawalls, drainage and any applicable Lake Ray Hubbard regulations.

If you simply want to be close enough to use the lake on weekends?

We may be able to get you a much better house for the money a few streets away.

That’s why I want to know what “lake living” actually means to you.

Terry Park and Public Lake Access

You don’t necessarily need your own dock to enjoy the water.

Terry Park is a City of Heath lakeside park on Lake Ray Hubbard with a two-lane boat ramp, courtesy docks, walking trails, a pavilion, picnic areas, playground and waterfront sunset views.

That creates another strategy for buyers.

Instead of spending an enormous premium for direct waterfront, you might choose:

larger house + larger lot + nearby public lake access.

For some buyers, that’s a better use of the budget.

For others, being able to walk into the backyard and get onto the boat is non-negotiable.

Neither answer is wrong.

They’re just two very different purchases.

Parks, Trails and the Outdoor Lifestyle

Heath has been investing heavily in trails and outdoor connectivity.

The city describes itself as a premier outdoor recreation community and currently promotes 17 miles of hike-and-bike trails.

The park system includes Terry Park along Lake Ray Hubbard, Towne Center Park, neighborhood parks and The Reserve Nature Trails, where more than 70 acres of city-owned land have been opened for natural trail use.

That matters because Heath’s luxury positioning isn’t only about the house.

It’s also about having:

space + lake + trails + golf + outdoor living.

If those are the reasons you’re moving east of Dallas, Heath makes a strong case.

Rockwall ISD and Heath Schools

Most buyers considering Heath will also be looking at Rockwall Independent School District.

The City of Heath highlights several Rockwall ISD campuses serving the area, including:

  • Amy Parks-Heath Elementary
  • Linda Lyon Elementary
  • Maurine Cain Middle School
  • Rockwall-Heath High School

But I’m going to give you the same advice I give buyers everywhere else:

Do not choose a house based solely on what the listing website says about the school.

Rockwall ISD has official 2026–27 attendance zones and directs buyers and residents to submit an attendance-zone inquiry when they’re unsure about an individual property or a neighborhood with split boundaries.

So if you tell me:

“We want this exact elementary school.”

Great.

That’s one of the first things we’re verifying.

The house can wait five minutes.

I’d rather confirm the boundary before you decide you can’t live without the kitchen.

Heath Golf & Yacht Club and Schools

One interesting example is Heath Golf & Yacht Club.

Linda Lyon Elementary is located adjacent to the community, and the development promotes internal trail access that allows some residents to walk or bike toward the school.

That is definitely a lifestyle feature worth knowing.

But I would still verify the individual home address with Rockwall ISD because district boundaries can change.

Real estate marketing is helpful.

The district is the source of truth for attendance zoning.

Is Heath More Exclusive Than Rockwall?

In terms of housing character and price point, Heath generally sits above Rockwall proper.

June 2026 Redfin data showed:

Heath median sale price: approximately $750,000

versus

Rockwall median sale price: approximately $490,000.

That doesn’t mean Heath is “better.”

It means the housing mix is different.

If you want:

  • More entry-level options
  • A wider variety of subdivisions
  • More retail immediately around you
  • A lower overall purchase price

Rockwall may make more sense.

If you want:

  • Larger lots
  • Estate neighborhoods
  • Higher-end custom homes
  • Golf-course living
  • Resort-style new construction
  • Waterfront and lake-view opportunities
  • Lower-density residential surroundings

then Heath may be worth the premium.

That’s the comparison I want buyers making.

Not:

“Which city is better?”

But:

“Which lifestyle am I actually paying for?”

What About Shopping and Restaurants?

This is one tradeoff buyers need to understand.

Heath’s planning strategy intentionally prioritizes residential character over heavy commercial development. Its Comprehensive Plan notes a relatively low amount of retail land per resident and acknowledges that Heath residents frequently travel into places such as Rockwall and Dallas for goods and services.

For some buyers, that’s exactly the appeal.

You come home to a quieter residential environment.

Then when you want restaurants, shopping or entertainment, Rockwall is right next door.

The Harbor on Lake Ray Hubbard is also only minutes from many Heath neighborhoods, and Heath Golf & Yacht Club specifically promotes its proximity to The Harbor.

So I would describe Heath as:

residential first, commercial second.

If you need to walk out your front door and have 20 restaurants around you, this probably isn’t your community.

If you want quiet at home and don’t mind driving several minutes for dinner?

Different story.

What Is the Commute From Heath to Dallas Like?

The City of Heath promotes the community as approximately 30 minutes from Downtown Dallas, while Buffalo Creek Golf Club similarly describes its location as about 30 minutes east of Downtown.

But please hear me on this one:

30 minutes geographically is not the same as 30 minutes during rush hour.

Most Heath-to-Dallas commuters will eventually need to connect toward I-30, which means the Lake Ray Hubbard corridor becomes part of your everyday drive.

If you work remotely or hybrid?

Heath may make a lot of sense.

If you have to be in Downtown Dallas every weekday at 8:00 a.m.?

I want you driving the route during your actual commute window before you buy.

The lake, yard and beautiful house may still be worth it.

But I want you making that decision after experiencing the commute—not discovering it after closing.

Heath for Remote and Hybrid Buyers

This is where I think Heath becomes especially compelling.

If you’re working from home several days a week, you may decide it’s worth going farther east in exchange for:

bigger office + bigger yard + lake + pool + golf + more privacy.

And because Heath’s median price is significantly higher than Rockwall’s, buyers here are often making a lifestyle decision rather than simply chasing affordability.

You’re not necessarily moving to Heath to spend less.

You’re moving because you want more of something else.

Space.

Privacy.

Water.

Golf.

A custom home.

That’s the value proposition.

Older Luxury Home or New Construction?

Heath gives buyers both choices.

Established Luxury

Communities such as Buffalo Creek and other established Heath pockets can offer:

  • Mature trees
  • Larger lots
  • Custom architecture
  • Golf-course locations
  • Established landscaping
  • Homes that don’t feel like every other new build

But we’re going to inspect them carefully.

With a larger luxury home, replacement costs rise quickly.

One HVAC system is one thing.

Three HVAC systems?

Different conversation.

We’re looking closely at:

  • Roof
  • Foundation
  • HVAC
  • Plumbing
  • Electrical
  • Windows
  • Pool equipment
  • Irrigation
  • Drainage
  • Retaining walls
  • Outdoor kitchens
  • Gates
  • Previous renovations

Luxury homes can hide luxury-sized repair bills.

New Construction

Heath Golf & Yacht Club and other newer developments give you modern alternatives with resort-style amenities and current floor plans.

But we’re still evaluating:

  • Builder
  • Warranty
  • Construction quality
  • Lot placement
  • Future neighboring construction
  • HOA
  • Upgrade costs
  • Drainage
  • Resale competition
  • Inspection results

New and expensive does not automatically mean well built.

We verify.

Who Should Consider Heath?

Heath may be a strong fit if you’re looking for:

  • A home generally in the $600,000-and-up conversation
  • Luxury and custom properties
  • Larger lots
  • More privacy
  • Golf-course communities
  • Lake Ray Hubbard access
  • Waterfront or lake-view opportunities
  • New luxury construction
  • Rockwall ISD, subject to exact address verification
  • Parks and trails
  • A quieter residential setting near Rockwall
  • A location that works especially well for hybrid or remote work

And especially if you’re comparing Rockwall and Heath, I want you to tour both.

Because the difference becomes much clearer once you’re actually driving the neighborhoods.

Before You Buy a Home in Heath

Here’s what I want us evaluating:

  • Exact neighborhood
  • Lot size
  • Recent comparable sales
  • Waterfront versus water view
  • Golf-course location
  • School zoning
  • Property taxes
  • Homeowners insurance
  • HOA or club obligations
  • Age and condition
  • Builder reputation
  • Pool and outdoor systems
  • Drainage
  • Lake-related considerations
  • Your actual commute
  • Future resale appeal

And for luxury properties, I don’t want us getting distracted by the obvious things.

Yes, I see the beautiful pool.

Yes, the kitchen is gorgeous.

Yes, the sunset over the lake is amazing.

Now let’s figure out:

Is the house actually worth what they’re asking?

That’s where I come in.

Heath gives you one of the most distinctive residential lifestyles east of Dallas: estate-size possibilities, golf, Lake Ray Hubbard and luxury homes while staying right next to Rockwall.

But you’re paying a premium for that environment.

My goal is making sure the house, lot and location justify it.
